Warren County, MS
Land for Sale in Warren County, MS
Comparing a Warren County tract to the wrong kind of ground is an easy mistake to make here. The county runs from steep loess bluffs east of Vicksburg down to flat Mississippi and Yazoo river bottom to the west, and those are two different products with different soils and flood risk. Crew prices each tract against its own kind of ground, not a countywide blend.
About the County
About Warren County land
Warren County straddles two very different kinds of terrain. East of Vicksburg, steep, wind-deposited bluff ridges dominate; west of the city, flat, highly productive river-bottom ground takes over. That split matters more here than in most counties.
I-20, US-61, and US-80 all meet at Vicksburg, and MS-3, MS-27, and MS-465 reach the more rural parts of the county to the north and south.
The Mississippi River forms the western county line and the Yazoo River joins it just above Vicksburg. The Corps of Engineers maintains the mainline levee system along the river, which is worth checking for any tract along the alluvial belt.
Local Land Market
How land trades in Warren County
Warren County splits into bluff country east of Vicksburg and river-bottom ground to the west and north. These read as fundamentally different products — different soils, drainage, and flood footprint — and should be priced against similar tracts, not a countywide average.
For anything along the alluvial belt, the mainline levee and its easements need to be checked through Corps records.

Buying Land
Buying land in Warren County
Most costly surprises on a rural purchase turn up before closing, not after. Here is what we check with buyers on a Warren County tract.
Before buying rural land
- Legal access — deeded road frontage or a recorded easement, not just a road you can drive.
- Boundaries and survey — what is flagged on the ground, and whether a new survey is worth the money.
- Utilities and septic — power, water, and whether the site will take a septic system.
- Wet or flood-prone ground — FEMA maps, wetland maps, and a walk on the tract itself.
- Usable acreage — how much of the tract you can actually build on, farm, or hunt.
- Rights, leases and restrictions — timber, hunting leases, minerals, and what is included in the sale.

Selling Land
Selling land in Warren County
Acreage alone does not tell you what your land is worth. We price each Warren County tract based on what it actually has — access, timber, water, improvements, leases, restrictions, and relevant comparable sales in Mississippi.
Before selling rural land
- Confirm acreage, boundaries, and any easements or leases on the property.
- Walk the tract for road frontage, usable interior roads, water, and timber condition.
- Get the timber looked at if it carries real value.
- Shoot drone imagery and put together boundary and plat maps buyers can read.
- Review what comparable land has actually sold for, adjusted for how it is used.
- Market it to real land buyers and stay with it through closing.

Forestry Support
Does the timber change what a Warren County tract is worth?
Standing timber can be one of the biggest pieces of a rural tract's value, and it is easy to guess wrong on it. Crew Land Co. handles the land sale. Southeast Forestlands handles the professional forestry work. When timber, thinning history, or replanting affects the deal, we set up that handoff before you buy, price or sell.

FAQ
Warren County land — questions we hear
- What should I check before buying river-bottom land in Warren County?
- Start with the current FEMA flood-hazard panel and any levee-district records for the parcel — the mainline levee and Corps easements cover a large share of the alluvial belt. Also check NRCS Web Soil Survey and any recorded batture-land descriptions before assuming the ground is buildable.
- What's the real difference between a bluff tract and a bottom tract here?
- The bluff line east of Vicksburg has steep, wind-deposited soil that erodes when disturbed. The bottom to the west and north sits on river-alluvial soil with a very different flood footprint. Building, access, and pasture decisions look quite different between the two.
- Does land next to Vicksburg National Military Park come with any access to it?
- No. The park is federal ground run by the National Park Service, and any use of it follows federal rules. Being next door is just a location fact, not a right to use the park.
